Agincourt bungalow sellers test out more than a dozen prices, including $1

Published on

The story of the sale of a three-bedroom bungalow in the Agincourt neighbourhood of Toronto is an interesting case study for anyone interested in the local real estate market. Notably, the sellers tested more than a dozen prices, even listing the property for a mere $1 at one point, before finally settling on a selling price of $920,000.

The Journey of 2 Emmeline Cres.

Located at 2 Emmeline Cres., this updated bungalow sits on an 85- by 65-foot corner lot. The property was initially listed at $1,288,000 in April, but over the course of several months, the asking price changed multiple times. In October, it dropped to an astonishingly low $1 in an attempt to attract buyers, before finally being sold for $920,000 in November.

The property spent a total of 177 days on the market, and the final sale price was notably lower than the original asking price. The sellers, who had hoped to fetch a price similar to another bungalow on a larger lot in the same street, had to contend with a changing market and rising competition.

Property Features and Renovations

The bungalow underwent extensive renovations, including a new roof, windows, and doors, and the addition of hardwood flooring in the bedrooms, living, and dining rooms. The main kitchen and two three-piece bathrooms were also remodelled. The property also features a double garage and a newly replaced furnace.

In addition to the main living areas on the ground floor, the basement houses an in-law suite, complete with a separate entrance, kitchen, recreation area, den, and two bedrooms. This extra living space could serve as a potential source of rental income or provide spacious accommodation for extended family members.

The Role of the Real Estate Agent

Nishan Kuganesaphavan, the listing agent from Citylite Realty Inc., played a pivotal role in the sale of this property. Despite the sellers’ high expectations and the fluctuating market conditions, Kuganesaphavan remained committed to finding a suitable buyer. The bungalow’s final selling price was in line with previous offers that the sellers had initially rejected, indicating a shift in their understanding of the market.

As this case illustrates, the process of selling a property can be complex and unpredictable, with various factors influencing the final sale price. For sellers, it’s essential to have a realistic understanding of the market and to work with an experienced and knowledgeable real estate agent.
