North York semi sells over asking despite unusual address

Published on

In a striking example of the robust property market, a semi-detached home in North York, Toronto, sold significantly over the asking price, despite its unusual address and some aesthetic shortcomings. This home, located at 6 Lucifer Dr., illustrates how potential buyers can overlook certain features when other aspects, such as pricing and location, are desirable.

A Desirable Property in North York

Originally built over 50 years ago, this house offers an ample living space of 1,880 square feet spread across four floors, with an additional 990 square feet in the basement North York home's exterior view. Despite its provocative address, which some believe may derive from the original developer’s passion for racehorses, the home sparked significant interest due to its competitive asking price.

Quick Sale Over the Asking Price

With an initial asking price of $799,000 in October 2025, the home quickly attracted attention. Over six dozen potential buyers viewed the property, and nine offers were submitted within six days. This resulted in the final selling price reaching $1,028,000, a significant increase over the original asking price Real estate sold sign.

Market Conditions and Strategy

At the time of the sale, other properties in the same price range were not moving as quickly. This led the listing agent, Andre Kutyan of Harvey Kalles Real Estate Ltd., to opt for an aggressive pricing strategy. According to Kutyan, the nine offers received clearly indicated that potential buyers were not dissuaded by the address or the unfinished basement. The final selling price outperformed that of a dated semi-detached bungalow next door, which sold for $970,000 in March of the same year.

Features of the Property

This four-floor house features a living room complemented with a front balcony, a dining area, and an updated, eat-in kitchen with ceramic and granite finishes. The central staircase leads to three bedrooms and one of two renovated bathrooms on the upper floor, and a fourth bedroom and family room on the lower floor. The family room boasts a wood-burning fireplace and provides access to an interlocking patio on the 31- by 115-foot lot Interior view of the home.

Highly Rated Neighborhood

Apart from the home’s intrinsic features, its location also played a key role in attracting potential buyers. Located just three doors from Van Horne Avenue, the property is within walking distance to the Pleasantview Community Centre, offering a range of recreational amenities. As Kutyan rightly points out, the neighborhood’s high desirability factor undoubtedly contributed to the home’s quick sale.
