A major transformation could be underway in midtown Toronto as plans have been submitted to the city, proposing the demolition of an existing apartment building, replaced by a towering 59-storey structure. The property owner, Starlight Investments, has expressed its intention to redevelop the property at 250 Roehampton Ave., near the soon-to-open Mount Pleasant Station on the TTC Line 5 Eglinton. This redevelopment plan, if approved, would significantly alter the city’s skyline and impact the local community.
Details of the Proposed Project
The current building on the property, known as The Ambassador, is an 11-storey apartment block. The proposed redevelopment scheme, designed by architects BDP Quadrangle, envisages a tower reaching nearly 200 metres. While the existing building lacks heritage protections, it is a prime example of the mid-century modernist style, a once-popular residential development design in Toronto.
Impact on Residents and Community
The redevelopment plan includes 711 rental units, of which 92 would serve as replacements for the current building. These replacement units would be offered at lower rents, with existing residents given the right to return. However, the displacement of tenants during the construction phase remains a significant concern. Furthermore, while the city imposes rental replacement policies, they often provide little comfort to the displaced residents.

Unit Breakdown
The proposed tower would comprise a mix of 177 studio units, 377 one-bedroom units, 116 two-bedroom units and 61 three-bedroom units. However, many of these units are designed to be combined via knockout panels, potentially reducing the total number of units to 535.
Transportation and Infrastructure
Despite the tower’s proximity to the Line 5 station, the plan includes an extensive parking provision. The proposal includes four floors of below-grade parking, offering a total of 304 parking spaces. Additionally, the plan provides for 393 bicycle parking spaces, indicating a recognition of the city’s efforts to promote sustainable transport options.

Next Steps
The proposed redevelopment is still in its initial stages, with public consultations expected to take place in the new year. These consultations will provide an opportunity for residents and stakeholders to voice their opinions and concerns about the project.

As Toronto continues to grow and evolve, redevelopment projects like this one at 250 Roehampton Ave. will play a crucial role in shaping the city’s future. However, it’s essential that these developments also consider the existing residents’ needs and the community’s character.
