Re/Max Complete Realty recently oversaw an interesting property transaction, where a Calgary townhouse by the river became a buyer’s top pick. Located at 2332 Erlton Place S.W., the three-bedroom townhouse was sold in September 2025, after spending 17 days on the market. The property’s proximity to the Elbow River and the Scotiabank Saddledome, along with its impressive features and the potential of the surrounding area, made it an attractive proposition for the buyer.

The Negotiations

Buyers’ agent Kamil Lalji from CIR Realty worked with the clients who were looking for a freehold property in a pedestrian-friendly neighbourhood. They toured more than a dozen properties across four areas, before setting their sights on this particular townhouse. The house’s size and recent renovations caught their attention, along with the community’s brownstones and the accessibility to the Elbow River.

Mr. Lalji’s clients managed to negotiate a price of $865,000, down from the original asking price of $895,000. The negotiation process was smoother than their previous attempt to purchase a property, where the seller was too late to consider lowering their price.

Property Features

The 26-year-old townhouse boasts 1,902 square feet of living space, spread over three floors. The property also includes a basement with a recreational area, a wine cellar, and an entrance leading to a double garage. With a street-level entrance, the house offers easy accessibility.

The main floor features a kitchen, a dining area, and a living room equipped with a gas fireplace and a door leading to a balcony. The second floor houses two bedrooms, a laundry room, and a five-piece bathroom. The top floor is reserved for the primary bedroom which comes with vaulted ceilings, a gas fireplace, and a four-piece bathroom. In addition to these features, monthly condominium fees of $573 cover snow removal services.

Future Prospects

The neighbourhood of Erlton Place is witnessing a number of improvements, with new amenities being built in the area. The MNP Community and Sport Centre, which is only a minute’s walk from the townhouse, is undergoing a significant expansion. This evolving neighbourhood, coupled with the house’s impressive features, made it a top pick for the buyer and is likely to attract future residents.
