Seller of condo with CN Tower view gets price close to asking

For those seeking a unique blend of urban living and community feel, Little Italy in Toronto offers the best of both worlds. A condo located at 308 Palmerston Ave., No. 305, in the Europa building, recently sold for a price close to its asking rate. The seller of this condo with a CN Tower view was able to secure an agreeable deal after a strategic and negotiable listing, providing testament to the appeal of the location and the unit itself.

The Journey to a Successful Sale

The owner of this one-bedroom-plus-den unit decided to list it for sale in September 2025, following a promising upward trend in condo sales. The initial asking price was $725,000. After one unsuccessful negotiation, a new buyer emerged in November 2025, with an offer of $703,000. This represented 97 per cent of the asking price, a deal the seller was more than happy to accept.

Listing agent, Christopher Bibby of Re/Max Hallmark Bibby Group Realty, explained, “We went out at a price that was negotiable. We’re not listing properties at a price thinking we’d get 100 per cent. The second offer was more sensible and in line with what we were trying to accomplish.”

What Made This Unit Stand Out?

This 764-square-foot unit had several distinct advantages over other condos in the 18-year-old Europa building on College Street. Firstly, its location in the building offered a stunning view of the CN Tower and overlooked picturesque residential houses. Secondly, the unit was significantly larger than the majority of one-bedroom plus den units in the building, which typically range from 625 to 655 square feet. This extra space made the unit exceptionally attractive to potential buyers.

Features of the Condo

This south-facing unit was fitted with oak hardwood flooring, full-height windows, and Juliet balconies in both the living room and the bedroom. It also included two full bathrooms, a U-shaped kitchen with a breakfast bar, and a den by the entry foyer. The unit came with a parking spot, a storage locker, and monthly fees of $941, which covered water, heating, concierge, and use of a common gym.

Why Little Italy?

According to Bibby, the appeal of Little Italy is its unique balance of urban amenities and community atmosphere. “Little Italy is not a condo-saturated neighbourhood. That makes it special. There are a lot of great restaurants and little cafes, but it still has that community, neighbourhood feel.” This combination of urban convenience and neighbourly charm makes the area particularly appealing to potential buyers.
